Before the Inspection
Please follow these few simple steps before the inspection of the property to assist the Inspector, Seller, Buyer, and Real Estate Agents.
- Confirm that the gas, water and electricity are turned on and that the gas pilot is functioning on all gas furnace(s), water heater(s) and appliances.
- Replace all non-functioning incandescent light bulbs and/or fluorescent tubes.
- Test all smoke and carbon monoxide detectors. Replace the batteries if required.
- Clean or replace dirty furnace and/or air conditioner air filters and verify size and secure installation of filter.
- Move wood and stored items or debris away from the foundation.
- Unlock or remove pad locks from fence gates, attic access ladders or hatches, electric service panels and closets. Also unlock or remove pad locks from crawl space access panels for pier and beam foundations.
- Remove all items which block access to electric service panels, sinks and bathtubs, ovens and cook tops, dishwasher, heating and air conditioning equipment, water heaters, (GFCI) ground fault interrupt receptacles, attic access ladders or hatches, and crawl space access to pier and beam foundations.
- Trim any tree limbs that hang over the roof or shrubs that touch the exterior of he structure.
- Repair or replace all damaged or missing doorknobs, locks and latches, and window locks.
- Replace all broken or cracked window and/or door glass and repair or replace all damaged window and/or door screens.
- Repair or replace all defective or damaged anti-siphon devices on exterior faucets, rain gutters and downspouts, and chimney flue caps.
- Remove all automobiles from garage and driveway.
- Clean ashes and debris from fireplace box and remove items from hearth area.
- Please insure that pets will not interfere with the inspection process.
